East ATX Vibe: Suburban office complex appeals to tenants and neighborhood

Eastlake at Tillery is a Class A office campus with two (2) three-story multi-tenant spec office buildings and one (1) standalone six-story parking garage on 3.4 acres. The development includes ground floor retail, a fitness center, bike storage, and tenant patios.  The dual office buildings have floor-to-ceiling glass, balconies and diverse programming that is set for the next level of office design in the dynamic East Austin neighborhood.

 

DCI designed the foundation, mild reinforcing, and post tensioned concrete for the two concrete/steel/masonry office buildings, and the pre-cast framing for the garage building. The buildings are laterally braced by a series of ordinary concrete moment frames, columns, slabs, and beams throughout the building.

 

Project Highlights

 

  • The engineering team came up with a large floor plate design to appeal to tenants.
  •  The garage superstructure is of conventional precast using 60ft long field topped double Ts supported by precast spandrel beams, columns and shear walls.
