In the Thick Of It: Designing luxury condominiums in a dense urban environment
DCI Engineers’ experience designing around geotechnical challenges and ability to meet ambitious architectural goals has been key to the success of Park 12, which will be a landmark of downtown San Diego for generations. Located on a triangular plot of land just east of Petco Park, Park 12 is key to a broader master plan for a “ballpark district.” The development includes three buildings – a 37-story high-rise luxury apartment tower flanked by six and seven-story apartment buildings – on top of two podium structures.
- The project includes 713 housing units, 45,000-sf of ground level retail space and 991 below-grade parking spots.
- A 12,000-sf open-air central plaza leads to Petco’s main gate and an above-grade walkway modeled after New York’s High Line Park will link the buildings.
- DCI utilized a variety of slab types, including mild-reinforced concrete with drop caps and post-tensioned concrete slabs, in order to prioritize construction cost and time.
- A deep tie-on shoring system designed by DCI takes into account the up to 2,000-psf of uplift forces and allows crews to excavate to 32 feet below the water table. The design incorporated a sequential design schedule that allows for time to account for concrete shrinkage and elasticity.
