Connected and Accessible Living: Engineering a mixed-use residential building with easy convenience to community transportation

DCI provided the structural and civil design for this eight-story, 488,000-sf mixed-use residential building in south Seattle. This project provides tenants access to a roof top garden and a landscaped courtyard for outdoor gathering purposes. The building has been designed following BuiltGreen recommendations and has achieved a LEED® Silver rating. DCI’s civil work includes providing large and inviting sidewalks due to the pedestrian orientated nature of the project as well as providing a wet utility due diligence study, civil MUP documents, construction documents, and street improvement plans. 

Project Highlights:

  • Includes 356 apartment units over street-level commercial space and parking.
  • The top five levels of apartments were constructed of wood framing over three levels of post-tensioned concrete construction.
  • Worked closely with the project team (Owner, Architect, Geotechnical, Landscape Architect, Mechanical, Contractor) to provide a quality product with quick turnaround times.
  • Worked with SPU to resolve sewer capacity issues due to SoundTransit contract project deletions.
