DCI ENGINEERS WINS BEST IN STATE AWARD

FOR URBAN HOUSING STRUCTURAL INNOVATION

SEATTLE, Wash. – January 26, 2016 – DCI Engineers, a civil and structural consulting engineering firm, was recognized by the American Council of Engineering Companies (ACEC) with a 2016 Engineering Excellence Gold Award for the structural design of Sustainable Living Innovations’ (SLI) first high-tech building of its kind that unlocks urban land parcels under 8,000-sf. DCI designed structural connections for a kit-of-parts to make repeatable, high quality housing through proprietary, pre-fabricated panelized construction technology for fast-track building. DCI and SLI developed a tangible solution for the global challenges of increased housing demands in cities.

47+7, a sleek six-story residential building on a tiny 60’ x 107’ lot in Seattle, is the first proof-of-innovation structure constructed with SLI’s component technology that streamlines the bolted assembly of living units and differentiated building facades without time-consuming welding activity. The residential building’s structural system is a steel exoskeleton frame connected to concrete/metal decks and offers column-free living spaces. There is a total of 24 living units ranging from 465-sf to 595-sf, each with 9-foot tall floor-to-ceiling height. Builders were able to top out 47+7 within 5.5 months – 50% faster than conventional vertical construction. If built according to traditional practices for a Type 1 building, 47+7’s expedited construction would have been cost-prohibitive to develop.

The SLI kit-of-parts is the result of more than six years of design collaboration between DCI Engineers’ Mark D’Amato and Tom Xia and CollinsWoerman’s Arlan Collins and Dale Paul. Together they conducted research and development on a prototype unit and improved the “production run” design, just as practiced on manufacturing lines in the aerospace and automotive industries. More multi-level vertical housing can be built with SLI technology now that it has proven that rethinking urban housing doesn’t require complex structural or construction solutions.

Wallace Properties is the current owner of the 47+7 apartment building. The company’s development affiliate invested in the mid-rise since the project matched their business mission to build sustainable, transit-oriented properties in urban centers around Puget Sound.

DCI and SLI won ACEC’s Best In Washington State Gold award for the “Unique or Innovative Applications” category.
