The Schoolhouse District

A Walkable Community: Mixed-use destination combines modern and historic buildings

The Schoolhouse District, a newly completed mixed-use development, includes three multi-family residential/commercial buildings, a renovated historic schoolhouse turned into retail space (20,000-sf), and a renovated YMCA. The newly constructed five-story buildings are comprised of 264 residential units; 40,000-sf of retail; and 400+ parking spaces.

For the renovated two-story schoolhouse, DCI Engineers conducted a full seismic rehabilitation of the building; added an opening at the south elevation; and added heavy timber framing elements on all levels. For the one-story YMCA, the team developed the new foundation and framing systems.

Project Highlights

  • The retail space includes section of space called “Wine Walk Row” where the public can taste purchase wines from local winemakers.
  • The project involved renovating 8,000-sf of space of the YMCA and adding 8,500-sf of new childcare space.
  • The project scope entailed adapting the historic Schoolhouse No. 23 into retail space.
  • For the multi-family buildings, the team developed the foundation, mild reinforcing, post tension slab, shear wall, and framing plans.
