LIVing the Life: Bringing an urban ethos to the Bel-Red neighborhood
The LIV Apartments are emblematic of DCI Engineers’ ability to design efficient structural layouts that accommodate evocative architectural features. Located in the growing Bel-Red neighborhood just south of the Microsoft campus in Redmond, Washington, the 640,684-sf residential development features four five-story towers containing 451 apartments, including live/work units, studios, one-bedroom and two-bedroom units.

Project Highlights
The designs called for a wall made of mosaic glass with arched windows, which was successful thanks to a complex framing system designed by DCI.
The project is in tune with the neighborhood’s increasingly urban environment. A prominent retail space fronts Bel-Red Road and an open central courtyard features stunning views of Bellevue, Seattle and the Olympic Mountains.
DCI developed an efficient podium structure for the sloping site using both slab-on-grade and post-tensioned concrete slabs.
