Located in the Boise Eliot neighborhood of Portland, OR, Shortstack Mississippi orients four mass timber apartment buildings around a courtyard and features floor-to-ceiling windows, exposed CLT ceilings, and a total of 36 affordable rental units along the four stories of all-mass timber decks and stairs. Programming included 20 three-bedroom, 1.5-bath units; eight two-bedroom, one-bath units; and eight one-bedroom, one-bath units.
The project was led by a woman- and minority-owned team that extended across ownership, design, engineering, and construction trades. The team collaborated closely to navigate tight sight constraints and significant grade change, with construction wrapped up in just 13 months.
Shortstack Mississippi utilizes a replicable mass timber housing model with a hybrid construction system that combines panelized, wood-framed walls with Cross-Laminated Timber (CLT). Bearing walls, shear walls, and MEP penetrations are consistent between unit types, allowing developers to tailor the mix without compromising the building structure.
