Accessible Union Flats: Driving livability through modular design

This market-rate, modular construction project offers 243 residential units that are within steps of a Bay Area transit station and includes live-work lofts and one- to two-bedroom units. The 388 Type V wood construction mods were pre-constructed in Idaho while foundations were being poured on-site, allowing schedule overlap.

Project Highlights

  • Ground-floor retail spaces.
  • Central amenities courtyard with large swimming pool, gathering spaces, and a gym.
  • Green roofs.
  • About 400 mods were pre-built and fixtures were pre-installed by the time they arrived on-site, which included pre-poured foundations for the four-story residential complex. This overlap of construction allowed the developer to meet an accelerated schedule and resulted in 12 mods placed per day.
  • DCI’s Seattle and San Francisco offices both provided structural design – Seattle designed the residential structures while San Francisco designed the five-story parking garage, along with providing site visits and construction support services.
