Rising 30 stories in Austin’s University of Texas West Campus, Villas on 24th delivers high-density student housing integrated with elevated amenity spaces and a refined urban presence. The 368,000-sf tower combines residential living with destination-level rooftop amenities within a constrained, vertical site.
The structural design supports a range of architectural moments that enhance both performance and experience. Upper-level amenities, including a rooftop basketball court and pool, required innovative slab configurations to balance vibration control, cantilevered conditions, and long-term durability. At lower levels, the structure adapts to parking and lobby transitions through carefully coordinated column geometry, allowing residential layouts to remain consistent as the building rises.
Anchored by a reinforced concrete core and post-tensioned concrete floor system, Villas on 24th demonstrates how structural strategy can enable ambitious program stacking, flexible planning, and expressive building form – supporting student life while contributing to the evolving skyline of West Campus.
