This 43,000-square-foot facility in Missoula, Montana integrates showroom, warehouse, and multi-tenant lease space within a high-performance structural envelope designed for a high seismic region. The building utilizes insulated precast concrete wall panels as the primary gravity and lateral force-resisting system, providing an integrated solution for strength, constructability, durability, and thermal performance.
The project employed a vertically integrated design approach, with DCI Engineers serving as both Engineer of Record and Specialty Structural Engineer for the precast system—streamlining coordination, accelerating delivery, and optimizing panel layout, connections, and seismic load paths. Timber curtain wall elements and glue-laminated timber awnings introduce warmth and daylight, illustrating how insulated precast can meet demanding seismic requirements while supporting architectural expression and structural efficiency.
